West Run offers a variety of floor plan options to fit your lifestyle, including two-, three-, and four-bedroom apartments, each equipped with a standard and premium option to suit any budget. Each fully furnished apartment features a bathroom in every bedroom.

A security deposit is a qualifying option but is not required for all applicants.

How can I qualify for an apartment?

Applicants may qualify by using one of the following options:
Guarantor
A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. A minimum credit score of 600 and income equal to three times the monthly base rent is required. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening.
Self-Qualification

Security Deposit
The security deposit is equal to two months’ rent and must be paid at the time of lease signing.
Guarantor Waiver Program
We offer a third-party guarantor waiver program for a monthly fee. This option requires no upfront costs and provides instant approval upon verification of student status.

Are utilities included in the rent?

Wi-Fi, water, and trash services are included in the rent. Electric is not included and is billed through Simple Bills, our third-party vendor that separates the bill evenly between roommates depending on the floor plan. Example: If you are in a 2-bedroom unit, your electric bill will be split evenly 2 ways.

What is the lease duration?

We offer a 12-installment lease term – from August to July. Please contact the leasing office with any questions regarding lease options.

What is the pet policy?

West Run is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details.

How can I schedule a tour?

Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome!

Is there a maintenance team available?

Yes! Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority.

What should I do in a maintenance emergency?

For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. Emergency requests may also be submitted through the resident portal by selecting emergency priority. For life threatening emergencies, please contact 911.

When is the rent due and how do I pay?

Rent is due on the first of each month and is paid through the resident portal.

Is renters’ insurance required?

Yes. Liability insurance is required for all residents. All residents are required to have renters insurance that meets the requirements of the lease contract. It must show a minimum of $100,000 of liability coverage per incident for the perils of fire, smoke, explosion, water discharge, & sewer backup. Coverage may be selected through a third-party that meets requirements or a mandatory enrollment of the liability waiver program with our preferred vendor, Foxen Insurance.

What is your lease takeover policy?

Subletting is not permitted. Residents may reassign their lease by finding a qualified replacement.
Lease Reassignment Guidelines
· Residents must notify the leasing office of intent to vacate
· The current resident is responsible for finding a qualified replacement
· An assignment fee equal to 85% of one month’s rent applies
· All outstanding balances must be paid before reassignment is finalized
· Lease concessions do not transfer
· The new lease rate will match the original lease rate
· Rent is not prorated
Reassignment Process
· Resident notifies the leasing office
· Replacement completes an application and meets all rental criteria
· Replacement signs a new lease
· Current resident pays the reassignment fee and clears all balances
· Original resident responsibility ends once the replacement moves in and pays rent

Can I transfer units?

Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options.

How are mail and packages handled?

Each unit has a designated mailbox, after move in, you will go to the post office, pay $25 and pick up your unit keys. Packages are accepted by the leasing office, a notification will be sent after the package is logged and it can be picked up during office hours.

Is parking available?

Yes! Parking is free, and passes will be given at move-in. Please contact the leasing office in the event you misplace your pass.

Is guest parking available?

Guest parking is available in 4 lots across the property. Contact the leasing office for more details.

Is rent prorated?

No. We have one lease term. The total lease amount is divided into 12 equal monthly installments and is not prorated.

Is there security on site?

We have a 3rd party security service on site from 8PM to 4AM Thursday through Sunday.
