West Run Morgantown Apartments FAQ

February 2nd, 2010

balconywrIs West Run just for college students?

Even though we target our advertisements towards students, West Run is family- and pet-friendly.

What do I need to do to qualify for a lease?

We screen each resident for a criminal history.

All of our residents are required to have a qualified guarantor. The system we use analyzes debt to income, credit score, negative trade lines, and prior rental history. It is difficult for us to list any one qualification since several factors are used in the screening process.

What is minimum age for applicants?

All resident must be eighteen (18) years of age or older. In the event that you are under eighteen (18) then your guarantor must also sign the lease.

Is there a security deposit?

The security deposit for our apartments is $125 but we are currently waiving that fee.

There is a fully refundable pet deposit of $450.

Where do I send my security deposit?

All payments including Security Deposits should be mailed to:

West Run Apartments
500 Koehler Drive
Morgantown, WV 26508

clubhouse1What types of fees do you have when I sign a lease, and what is due at signing, such as a deposit or a month’s rent, etc.?

No fees whatsoever! No application fee, no reservation fee, no redecorating fee, no security deposit, no processing fee, no first and/or last month payments etc.

You will hear that some places are waving their security deposit; what they will not tell you is that they still require a $200 redecorating fee or that you still will owe an application fee. So we do not have anything owed at the time at signing.

When is rent due?

Rent is due on the first of every month. We give a grace period until the 5th and then late fees are added to your account. Late fees are 5% of the balance due.

What forms of payments are acceptable?

Our Property Accountant accepts checks or money orders for rental payments. Please visit our website (www.WestRunApartments.com) to inquire about alternative payment methods. Make all checks and money orders payable to “West Run Apartments”.

What is West Run’s pet policy?

doggyThere is a fully refundable pet deposit of $450. There is also a $25 per month pet rent fee.

You must fill out a pet addendum at the leasing office. Bring with you the following materials:

  • Recent vet records that outline vaccinations
  • City where pet is licensed and the license number
  • A picture of your pet emailed to info@WestRunApartments.com

Do the apartments have drapes, curtains or window shades?

Each bedroom window has mini-blinds and the glass sliding door in the living room has vertical blinds.

You are welcome to bring/install drapes/curtains but you will need to remove the brackets and repair the holes upon move out.

Is it possible to have rooms unfurnished?

Yes, you may choose to have your unit unfurnished but this must be agreed upon by all of the residents of the unit and all items will be removed. If you select this option, there is a discount in the rental rate but you will also be responsible for paying utilities.

What is the bedding size?

bedroomThe beds are full, extra long. Full size jersey sheets will fit because they will stretch a bit, but if you want to play it safe queen sheets will fit just fine.

Can I move in before the move-in date?

It depends on the move out status of the unit that you are moving into. We work up until the date of move in to make sure the apartments are move-in ready. Therefore, we cannot guarantee you an early move in. The only way to guarantee this is to accept the unit on an “as is” basis.

Is it possible to get out of my lease early?

In order for you to be resolved from all charges and responsibilities under your lease contract, you must complete a lease assignment. This process assigns the remainder of your lease to the new resident and the new guarantor.

Does West Run offer any lease terms other than the standard 12-payment lease?

We do offer a limited number of both semester leases and academic leases. These are available on a first-come-first-served basis. Please contact our leasing staff for more details.

What community areas are available to the residents and is there an additional fee to use these services?

West Run offers:

  • Swimming Pool
  • Two (2) Hot Tubs
  • tannnig-bed

  • 24-Hour Fitness Center
  • Computer Lab
  • Billiards Table
  • Tanning Beds
  • Sand Volleyball Court
  • Basketball Court
  • Several Community Grilling Areas

There are no fees associated with the use of any of these facilities as long as you are a West Run resident.

Can I upgrade my cable to a HD box, a DVR box, etc…?

Yes, you have the ability to do this but you would need to contract with Comcast for the difference in service. They will bill you separately each month to your mailbox at West Run. Please contact the leasing office for our Comcast representative’s telephone number.

If I am expecting a package, how will it be delivered and how will I be notified?

US Mail – The United States Postal Service delivers all packages to your mailbox. In the event that the package is larger than your mailbox, a key will be placed in your mailbox to access a parcel locker where you can retrieve your package.

Please note, the key for the parcel locker will remain in the lock for the parcel locker. If the package is too large for the parcel locker, then the carrier will leave it in our office, and you will be notified either by telephone or by email. Please bring a photo ID when coming to retrieve your package.

UPS, FedEx, DHL, or any other carrier
– These carriers will deliver packages to the office, and then the staff will notify you either by telephone or by email. Please bring a photo ID when coming to retrieve your package.

For this reason it is very important that we have a current cellular telephone number or a frequently checked email account for you on file.

How to Choose an Apartment in Morgantown

January 18th, 2010

morgantownYou’ve chosen your general location: Morgantown, WV.

But now you need to do the harder part: choose an apartment.

In actuality, it’s not so hard after all, as long as you know how to choose.

And that’s exactly what this article will teach you, in 7 easy steps:

  1. Figure out your budget.
  2. Look for specials.
  3. Learn from those before you.
  4. Assess the noise factor.
  5. Get out your magnifying class.
  6. Judge the grounds.
  7. Peek into your crystal ball.

1. Figure out your budget.

Choosing the priciest apartment you can find in Morgantown may impress your guests, but not if you can’t afford furniture for their seating pleasure.

Try to budget your rent to be 1/3 of your income, or as close as you can, so you have more disposable income. Because this is such a responsible budgeting practice, some landlords even require a 3:1 ratio of income to rent.

Further, be sure to factor in possible furniture purchases and cost of utilities when deciding on your budget.

Better yet? Look for fully furnished apartments in Morgantown with all utilities included in the rent (they exist!), making your life much simpler with less to move and only one check to write (and remember to write!).

While we’re on the subject of money…

2. Look for specials.

wallet

Why pay full price if you don’t have to? Always be on the lookout for move-in or leasing specials.

Some apartment complexes offer special deals on their website or social media sites. Others may have walk-in specials if you go to their leasing office.

It never hurts to do some legwork. Your wallet (or your parents) will thank you.

But don’t waste your gas…

3. Learn from those before you.

Ask current or former tenants about their experience living at the apartment complex you’re considering.

Check out online reviews as well. People love to rave or rant about their living quarters.

Seeking informed perspective will help you narrow down choices before stepping outside of your door.

And once you’ve crossed some off your list, you’re set to view apartments. Next step?

4. Assess the noise factor.

84474358
No one wants to listen to the roommates in the apartment next door argue about whose turn it is to pay the rent. (Although, individual leases can solve that problem.)

Try to schedule apartment showings during the weekends or after the business day so you can listen for all of the action.

During the daytime on weekdays, tenants are typically out and about. Going when the tenants are more likely there will give you a better feel for the noise or quiet.

Also open windows, especially in bedrooms, to check out the outdoor sounds, like traffic.

And if you’re not into a loud party scene at night, you may even want to swing by on a Friday or Saturday night. Even though you probably can’t get a viewing inside, you can definitely tell from outside of the building how “festive” it gets on weekend nights.

(But let’s be real here. If you’re wondering how to choose an apartment in Morgantown, you may be a student looking for that exact night life scene.)

And the detective work continues…

5. Get out your magnifying class.

Okay, so you don’t have to inspect that closely. But be sure to check for signs of neglect or poor construction.

For example, ask yourself are the appliances in working order? Does the toilet run? Is the bathtub moldy? Are there rips in the window screens?

You get the idea.

At first glance, some apartments seem perfect. Then…you move in. And that lovely “new” faucet? Well…it drips, keeping you up…all…night.

So the coast is hopefully clear on the inside. But what about the outside?

6. Judge the grounds.

clubhouse picThat’s right your detective work isn’t over yet, Nancy Drew. It’s also important to ensure that the apartment building you choose isn’t neglected.

Some signs of slop include:

  • Dumpster or trash cans overflowing.
  • Dirty windows from the outside.
  • Unmaintained landscaping.

Okay, you can take off your deerstalker cap, now.

Up next is the fun part: considering the perks…or lack thereof.

7. Peek into your crystal ball.

Envision yourself living in the apartment.

What would you prefer? A washer and dryer in your apartment or lugging a laundry basket and quarters to a laundromat 3 blocks down the street?

If you aren’t paying for the water bill, you likely want the former, or at least a laundry room on-site, if you can find it.

Your glance into the future shouldn’t stop there.

What will you be doing at your apartment?

billiardsWill you be sitting in front of the TV all day, or could you be swimming in a community pool? Will you be working out with your Wii Fit, or could you be working out in an apartment building’s 24-hour gym?

Community amenities aren’t always an option. But if you can find a Morgantown gem with a pool table you’ve always dreamed of but can’t fit into your apartment living room anyway, why not? You deserve a billiards room.

One last step…

You thought this was 7 easy steps? Don’t worry. It is.

You’ve already done your research. The last part is making the final decision.

And now that you know how to choose an apartment in Morgantown, making a wise decision won’t be so tough.

1 bedroom apartments in Morgantown

January 4th, 2010

Are you looking for a 1 bedroom apartment in Morgantown?
privacy
If so, you’re likely looking forward to privacy and not having to stress about others paying their part of the rent.

But before you write off the idea of roommates just yet, it’s important to understand what you’re getting into when you decide to look at 1 bedroom apartments.

Here’s the lowdown about 1 bedroom apartments in Morgantown:

They can be expensive, lonely and less safe

Have you ever cooked a meal for 1? Not only is it challenging to get the portion small enough, it can be expensive.
spaghetti
Food can spoil quickly if you don’t have the cooking-for-1 science down. To avoid spoilage, you usually have to make multiple trips to the grocery store a week, and who has the will or the time for that?

Living with others allows you to cook more feasible portions and even better, allows you to split the grocery bill. (It also gives you the added bonus of having an excuse to have dinner parties!) However, you may run the risk of a hungry roommate eating the entire bag of chips one night. Having one large community fridge and a small mini fridge for your off-limits groceries can help.

When you live alone, the privacy and freedom to walk around in your birthday suit is nice, but sometimes the silence becomes oppressive (and as a result, you may start talking to yourself). Living with others provides excellent company (and if you do talk to yourself, you can pretend you were talking to one of your roommates). 85833083

It is also nice to have a sympathetic ear to come home to. Plus, if you ever lock yourself out, you can call a roommate, not a locksmith to let you in—much more convenient.

On a similar thread and perhaps most importantly, living alone is not just lonely, but less safe than when you live with others. “Safety in numbers” is a saying for a reason.

The expenses grow when you consider the price of the rent for 1 bedroom apartments in Morgantown.

Price range

Money in handThe typical price range of 1 bedroom apartments in Morgantown ranges from $485 to $900. Meanwhile, the average price for 1 bedroom apartments in Morgantown is about $700.

For all the money you shell out, you usually don’t get any perks either. No shuttles, no pool or fitness center.

Utilities

Those that live in 1 bedroom apartments usually have to worry about paying for cable and Internet. These utilities can be very pricey and burdensome if not split up amongst a few people. These utilities aren’t necessities, necessarily, but for many in today’s world, they certainly feel like it.
remote
Meanwhile, the typical utility bills, e.g. water, electric and gas, can also leave you aching. Sure, the more people who live in a place, the higher these bills are, but split up, the bills are always less per person than when you live alone.

You may be willing to make the above sacrifices for the sake of privacy and decorating freedom, but perhaps living with others is starting to sound like a better plan.

There’s an alternative

Consider living in 1 room at West Run Apartments in Morgantown, in either a 3 bedroom or 4 bedroom apartment. The pricing is an affordable $435 per person for theliving room 4 bedroom apartments and $475 per person for the 3 bedroom apartments.

You won’t have to share a room, so you can still get privacy when you want or need it. Each private bedroom comes with a walk-in closet and a private bathroom, so you don’t have to worry about dealing with a dirty or neat-freak roommate, depending on your preference.

No need to hold your roommates accountable for paying rent either, as leases are individual. Don’t have any roommates? West Run Apartments also offers a roommate matching service.

Included perks aplenty:

  • Free utilities
  • kitchen west run
